So, left alone, these sales would happen in 2 years instead of now - with sellers postponing starting a new chapter of their life and buyers wasting money on rent and paying more for the same house. Both would be better off if they found a way to make a deal happen today.

The solution to this mismatch problem is actually well known and has been used in Commercial Real Estate and by residential real estate transactions for decades. Unfortunately, most residential real estate agents don’t touch anything that doesn’t fit into a small box of cookie-cutter sales.

If you want to test if your current agent prefers to stick inside the box, just ask him/her if they can help you buy or sell a home:

  • Via a rent-to-own agreement

  • Through owner financing

  • Through “subject to” deal

  • Via a sandwich lease option
